Key Facts About Your Home Insurance Policy

Your home is likely one of your most valuable assets. Your home insurance policy is what ensures that you won’t have a financial crisis if your home is damaged or destroyed – that makes it very important. But here’s a question that we like to ask all of our clients: How well do you know your insurance policy? Most people know that they have a policy, and may know their premium, but for most people it stops there.

Here is some ‘food for thought’ – you shouldn’t wait until you need to make a claim to know the ins and outs of your Massachusetts home insurance policy! Make sure that you are prepared by knowing several things about your policy before you have an issue. Here are four major things that you should know:

Know Your Deductible

If you have to make a claim, you will be responsible to pay for a certain amount of the reparations before your insurance policy starts to pay out. Do you know this number? Some people choose to set aside some money to cover their home insurance and auto insurance deductibles so that they won’t have to scramble to make the payment if they need to make an insurance claim.

It is also important to realize that many home insurance policies also have a few different deductibles. There is one main number used in the event of a claim, but your policy may also have a larger deductible for losses due to earthquakes or floods. This may be a specific dollar amount, but it could also potentially be a percentage of the claim amount – which could add up fast in the event of a major disaster.

Know Your Limits

This may sound like sage life advice, but we’re talking about your insurance limits! Home insurance policies always have a maximum dollar amount for the coverage they provide for different types of claims, just like the deductibles above. Depending on your policy, you may have different limits for property damage, personal possessions, loss of use, liability, etc. Your Boston insurance agent will be able to help you determine the amount of coverage you are required and recommended to have for each of these.

Examine these limits on your current policy and ask your Boston insurance agent if they are high enough. You may want to consider additional home insurance coverage, or you can buy an umbrella insurance policy for added liability coverage. It is also important to remember that you shouldn’t necessarily insure your home based on what you paid for the property. Instead, you want to be able to rebuild your home if it is completely destroyed, so look to insure your home for the ‘rebuilding cost’ rather than the purchase price, which could be more or less. For older homes, you will also want to add in additional insurance if your home would need to be fixed in a way that adhered to newer local building codes.

Know Your Covered Perils

It should come as no surprise that your home insurance will almost definitely cover you if there’s a fire – but what about some of the other curveballs that life could throw your way? Would your home insurance cover your losses if…

  • Your house flooded?
  • You were affected by an earthquake?
  • Your neighbor’s tree fell on your home?
  • A visitor slipped and fell on your property and sued you for damages?
  • Your dog bites a visitor or guest?

There are a million possible things that could go wrong in and around your home, but your home insurance may require a little added protection to make sure that you are fully covered. Talk to your insurance agent to find out if you are prepared.

Know Your Potential Savings

When purchasing a home insurance policy from Vargas and Vargas Insurance Agency, there are many potential discounts for which you may qualify. Which ones are you receiving? You can get discounts for having several insurance policies through the same carrier, as well as discounts for having a security system and/or fire alarm. You may even qualify for a new discount if you have insurance through the same carrier for more than a set number of years!

If you think there’s a chance that you could qualify for an additional discount since your last Massachusetts home insurance quote, call to speak to your insurance agent. They will be able to check and see whether you are getting the right coverage at the best possible price.

Don’t know any (or all) of the above? Find out the details of your policy by calling your Vargas and Vargas Insurance agent at 617-298-0655. We can explain to you your deductible, policy limits, covered perils, and search for any new discounts that you could receive. The call will only take a few minutes, so don’t put it off any longer!

Recap: Prepare for Hurricane Season

“Hurricane season brings a humbling reminder that, despite our technologies, most of nature remains unpredictable.” – Diane Ackerman

It’s official: hurricane season has begun. Now that there’s the potential for a hurricane any time, have you started to prepare your home? In last week’s full blog post, we detailed several ways that you could help to get ready for the potential of a hurricane hitting the northeast this summer or fall. Here is a quick recap of the tips:

  • Prepare your home by having your roof inspected regularly. If there is a storm coming, bring in anything that could act as a projectile in high winds, like patio furniture, bicycles, and potted plants.
  • Update your emergency kit with everything you would need for a few days without power, including water and nonperishable foods. Also include entertainment for everyone in the household!
  • Have an evacuation plan. It is invaluable to have a few potential destinations picked out just in case you are ordered to evacuate. Make sure to account for any family pets, if you have them. If there’s a hurricane coming, fill your car’s gas tank before the inevitable rush on the gas station.

And remember, it only takes a few minutes to have a Massachusetts insurance professional review your home insurance. One call to 617-298-0655 and you will know whether you have enough coverage to weather a potential storm. But don’t wait for the rain to start falling – before we end up on the wrong end of a spaghetti plot you need to call!

“Love doesn’t make the world go round. Love is what makes the ride worthwhile.” -Franklin P. Jones

Summer is a popular time for weddings here in New England. If you are getting married this summer, make sure to follow these simple tips to update and combine your insurance policies with your new spouse:

  • Combine your renter’s insurance or home insurance policies to cover your singular residence. Remember to update your home inventory to include your wedding rings and gifts that you received!
  • Bundling your home or renter’s insurance with your car insurance (for one or multiple vehicles) will probably save you money on your insurance premiums.
  • Now that you’re married, you should consider getting a life insurance policy, or change your existing policy to have your new spouse as the beneficiary.
  • More responsibility can mean more potential risks. Consider guarding yourself and your new family with an umbrella insurance policy – you can get a lot of additional coverage for pennies on the dollar.
  • For more tips on how to update your insurance policies after marriage, talk to your Boston insurance agent!

Prepare Your Home for Hurricane Season

It’s the beginning of June, and that can only mean one thing: the beginning of Atlantic Hurricane Season! While we don’t tend to get hit as hard as more southern states, Massachusetts still typically gets hit by a few storms every year, so it’s worth making sure that your home and your loved ones are prepared for any storm that may head our way.

2018 Hurricane Season Predictions

As always, this year’s hurricane season will last from June 1 until November 30. In those six months, there are expected to be 12-18 named storms, 6-11 hurricanes, and 2-5 major hurricanes. This would represent an above average year in terms of hurricane activity.

The hurricane names that will be used this year are as follows: Alberto, Beryl, Chris, Debby, Ernesto, Florence, Gordon, Helene, Isaac, Joyce, Kirk, Leslie, Michael, Nadine, Oscar, Patty, Rafael, Sara, Tony, Valerie, William.

These are the same names that were used in the 2012 season (the names cycle every six years) with the exception of Sara, which replaced Sandy (retired in 2012). If any of these storms are significant enough, their names will be retired and replaced in Spring 2019. Otherwise, these same names will be used in 2024.

Hurricane Emergency Kit

You should always have an emergency kit in your home. Occasionally, though, you need to check to make sure that it is still stocked. The start of hurricane season is a great time to do this. Gather your emergency kit, and make sure that it follows the Red Cross’s guidelines, including:

  • A two-week supply of food and water for every member of your household.
  • A flashlight and a radio (both with extra batteries).
  • A first aid kit.
  • A multi-purpose tool.
  • Items for sanitation and hygiene.
  • Copies of personal documents, emergency contact information, and extra cash.
  • And more…

When you have an emergency kit with these items, you can rest assured that your household will be ready if you need to hunker down for a few days to wait for a hurricane to pass. Remember to avoid going out until local officials say it is safe to do so.

Evacuation Plan

In rare cases, a hurricane will be threatening enough that officials will suggest or order an evacuation. In case of this situation, it is important to make sure that your car has enough gas well before an evacuation is ordered.

Depending on which direction the hurricane is coming from, you may need to have evacuation plans in several different directions. Talk with the other members of your household about potential destinations, including shelters, hotels, and friends and family members that live in another town.

While evacuating, use routed recommended by local authorities. Remember never to drive through flood waters, and keep an eye out for downed power lines, especially as you return home.

When a Storm Threatens

If and when a hurricane watch or warning is issued, there are a few things you can do right away to make sure that your home suffers as little damage as possible. First, secure anything that could act as a projectile in high winds. This could include lawn furniture, outdoor potted plants, bicycles, etc. Also ensure that damaged trees and limbs are removed so that they won’t snap off during a storm. If you can, secure your windows and other vulnerable areas with plywood so that they are less likely to be hurt during the storm.

Ensure that your cell phone has a full battery well before the power might go out and stay in contact with friends and relatives so that someone knows your plans. It may also be nice to check on elderly neighbors to make sure that they are equipped for the storm.

In Case of an Insurance Claim

If a hurricane hits the Boston area, your home may suffer from damage. If this is the case, you will need to call our agency to begin the claim filing process. Phone lines here can get busy after a big storm, but you can rest assured that we will help you with your claim. In the meantime, please do what you can to prevent further damage to your property.

Speak to one of our Massachusetts home insurance experts to find out what you will need to get the claim process started. Depending on the problem, this could include pictures of the damage or a copy of your home inventory if you have one. Also make sure that you have any accessible policy information ready when you speak to an agent – the more information you have available, the easier the claim process will be.

Home insurance and flood insurance are the only true ways to make sure that you are financially prepared for potential hurricane damage. Call Vargas and Vargas Insurance Agency at 617-298-0655 to speak to an insurance agent. They can tell you if you have enough coverage to get you through the coming hurricane season and beyond. Our agency offers free insurance reviews, so it’s worth your time to talk to your insurance agent and to have them assess your coverage.

Getting Married? Update Your Insurance Policies!

Summertime is a very popular time for weddings across the country, but especially here in the Boston area where chilly temperatures affect a good portion of the year. If you’re planning a wedding, or if someone that you know is getting married, remember that after a wedding is the perfect time to review your insurance policies with your Vargas and Vargas Insurance Agency agent!

Home Insurance or Renter’s Insurance

If now is the first time that you and your new spouse are officially living together you will need to update your home or renter’s insurance policy to add the new occupant. This is also a great time to review your home inventory, whether you’re creating something new from scratch, or just adding the details and value of your wedding gifts to your spreadsheet. Remember to keep a copy of your home inventory in a safe place outside of your home, either with a loved one or in a safe deposit box, or even in the cloud so that it is accessible anywhere.

There’s one more thing you should add to your renter’s or home insurance policy after your new relationship milestone – your rings! Depending on the value of your jewelry, it may need a special rider in order to be fully covered. Make sure that this is done early so that the rings are covered on your honeymoon!

Car Insurance

Nowadays, most young people have their own car. If you’re going to be a two-car household, talk to your insurance agent about the best way to combine your auto policies. Insuring two cars on the same policies will almost always save you money on your premiums, and you could save even more if you bundle your auto insurance with your home or renter’s insurance.

Life Insurance

There are several major points in a person’s life where they should consider their life insurance policy and getting married is a major one (along with having children). When you say “I Do” you are vowing to take care of your spouse no matter what – and this should include if you pass away unexpectedly. Life insurance is the perfect way to guarantee that your new wife or husband will have the financial means to take care of your final business.

Life insurance may be more affordable than you realize. Talk to a Boston insurance agent about how much of a premium you can expect for the coverage that they would recommend. And if you already have a life insurance policy, ask about updating the beneficiary to be your spouse.

Umbrella Insurance

Getting married is an exciting time in your life, but having a spouse is also a big responsibility. You want to do everything you can to protect them, and one of the best things that you can do is get an umbrella insurance policy. For pennies on the dollar, an umbrella insurance policy can offer you and your husband or wife protection that goes above and beyond your existing insurance policies. For more information about umbrella insurance and what it can offer you and your new family, check out this Vargas and Vargas blog post.

More Post-Wedding “To Do’s”

After your wedding and honeymoon, updating your insurance policies probably isn’t the only thing on your ‘to-do’ list. In addition to sending out Thank You notes, possibly going through the process of changing your name, and finding a fun way to display your new wedding photos, you will want to:

  • Sit down with your partner for a full financial “state of the union.” Discuss debts, incomes, and assets, as well as make plans for savings and retirement. If you are merging your finances, you will need to decide which accounts are being emptied, and which are being kept.
  • Create a budget. You will need to be on the same page regarding your household spending. Having a discussion about it early is much easier than trying to read each other’s minds about how the household should be run. And it doesn’t have to be rigid – you just need a set of guidelines that you will update as you figure out how your relationship as a couple operates.
  • Consider drafting a will. It doesn’t have to be complicated or expensive, but you never know what life will bring.
  • Now that you’re married, you will have the option of filing jointly when tax season rolls around. You don’t need to make a decision right away, but now is the time to start figuring out if joint filing will be a benefit to you.

Want to see if you and your new spouse could combine your insurance policies and save money on your premiums? Your Massachusetts insurance agent will do this and will also make sure that there isn’t overlapping coverage for which you’re paying double. Just call Vargas and Vargas Insurance Agency at 617-298-0655 to speak with an agent about how to start the process.

Choosing a Real Estate Agent to Sell Your Home

Whether you’re moving across the country or across the street, selling your home can be a stressful process. You want to make sure that you get top dollar for it, while also working on picking out a new place to live that’s (as Goldilocks would say) just right for your family.

Thankfully, you have lots of options when you choose someone to help you sell your home. If you’re looking for advice on how to choose a Massachusetts real estate agent, look no further. Here are a few tips from our Boston home insurance professionals.

Who Should You Trust to Sell Your Home?

When you’re looking to put your home on the market, you have several options of how to list it. Let’s break them down:

You could sell “By Owner,” but this is often a huge mistake. Selling a home is a complicated process, and it’s not worth it just to save a little bit of money on a real estate agent’s commission. In fact, you may even lose money by not getting the best possible sale price.

In the worst-case scenario, you could potentially end up in a legal battle because of your lack of knowledge and expertise. Just like you probably wouldn’t consider representing yourself in court, don’t sell a home without a qualified and knowledgeable professional guiding you. This is where a Realtor comes in.

The Signs of a Great Real Estate Agent

When you’re scouting out real estate agents to meet with, make sure that you find out if your candidates are full-time agents. You want to make sure that you work with someone that is knowledgeable about your neighborhood and knows what they are doing, so try to avoid those ‘part time’ agents who consider real estate a ‘side job.’

It’s important for your Realtor to know about the process of buying and selling a home, but make sure that you choose one that is also knowledgeable about houses themselves. Your real estate agent should be able to walk through your home and point out things that buyers will like, and things that you should consider changing to make the property more attractive.

In addition to being knowledgeable about how to stage your home, your agent should also have marketing expertise. The real estate marketing game has changed a lot in recent years, so you need to make sure that you hire an agent that is going to leverage the most current techniques to get the word out about your house. Ask agents about their typical marketing plan, specifically the digital channels they will use to make sure that potential buyers see your home.

You will need to talk to your real estate agent a lot throughout the process of selling your home, so make sure that you talk to candidates about their communication. Don’t settle for someone that is going to agree to sell your home and then move on to another client – find a Realtor that is going to keep you informed about what they’re doing to sell your home, preferably someone who will proactively communicate so that you never feel like you’re always the one asking for updates and details.

Last (but certainly not least), make sure that you find a real estate agent that truly cares about you and your home. Your real estate agent should be focused on getting to know you and helping set you up for success in selling your home – not solely on increasing their commission. While you’re interviewing potential real estate agents as you prepare to list your home, make sure that you never feel like the means to a bottom line.

When choosing an agent, you need to also do your homework. Instead of relying solely on interviews with the agents themselves, ask for a list of each agent’s recent clients. Call a few and ask about the experience they had with the agent. Also check the agents license to ensure that it is current and that no formal complaints or disciplinary actions have been filed against the agent.

All of this can be a little overwhelming, but it doesn’t have to be. If you’re having trouble finding the right Massachusetts real estate agent to sell your home, call us! As an insurance agency, we have worked with many Realtors in the area, and we would love to give you a referral for an agent that will meet all of the qualifications outlined above.

When you’ve sold your home and are ready to move into a new place, make sure that you make the call to 617-298-0655 to talk to a Vargas and Vargas Insurance agent. We can set you up with a new home insurance policy in no time! We will evaluate your needs and risk tolerance along with the details surrounding your new home to craft a policy that fits your needs.

It’s Time to Improve Your Backyard for the Summer!

Summer will be in full swing before you know it – is your backyard ready? As we prepare to enjoy the warm weather here in the Greater Boston area, we have some great ideas for ways that you can improve your home’s backyard so that you can make the summer of 2018 the best one yet!

The Grill is Paramount

Grilling is one of the most anticipated events of any summer. We can’t wait to get outside and make our first hamburger. Remember this when you’re making improvements to your backyard – find a place for your grill (away from low hanging tree branches and a safe distance from your home) and make it a great place to hang out. Also make sure that your grill rests on a solid foundation so that it won’t tip over. And when the hot dogs and hamburgers are tucked away, grill up some fruit or s’mores for dessert!

Prepare the Pool

Do you have a pool? If so, it’s time to get it ready for summertime with the necessary treatments. It’s also important to review the ‘pool rules’ with children. If you don’t have a pool, don’t stress – there are plenty of other options for cooling off without spending a fortune. An above-ground pool has many of the benefits without the expense of an in-ground pool. If you just want to relax to the sound of running water, consider adding a water feature to your landscaping.

Relaxation Zones

Many people will choose to take a good book out into their backyard to enjoy the weather. Is there a space in your backyard that calls to you? If not, maybe it’s time to make one! A hammock is always a welcome addition, but any comfortable chair will do! A side table is also essential – after all, you will need a place to set your cold drink!

Cookout Inspiration

Throwing a cookout? To make it stand out, take inspiration from a tailgate. There doesn’t have to be a game afterwards – what’s important is that a tailgate is a great place for food and fun, which is exactly what you want at a backyard party. They cornerstone to a good tailgate (and cookout) is, of course, the food. Have a variety of main fare and snacks available, along with plenty of beverages. If you are serving alcohol, do so conscientiously, and make sure there are plenty of nonalcoholic options as well.

Another important thing you should consider for your cookout is the entertainment that you find at a tailgate. Sure, some simple setups include a radio, but your cookout guests will love to have some yard games set up. Cornhole, Horseshoes, and Bocce are classic, but there are many other options available nowadays, including games like Lawn Jenga – doesn’t that sound like fun?

Tackle a Big Project

If you have some time and money to invest in your yard, consider taking on a bigger improvement project. There are plenty of ways to upgrade… here are just a few examples:

  • As we mentioned earlier, an above-ground pool is a great way to incorporate swimming in your backyard without as much construction (or cost) as an in-ground pool. You might also want to consider a hot tub if you want to extend your backyard time to include the Spring and Fall.
  • Adding a fire pit is a fun project to add some flair to your yard. Perfect for chilly Summer and Fall nights, a fire pit is a great place to gather as a family without electronics and spend quality time – especially if there is food involved! Check out these great fire pit recipes for inspiration.
  • For those that spend a lot of time tending their garden, a tool shed might be a welcome addition to your backyard. If you haven’t tried gardening yet, consider it as a new hobby – creating something beautiful or even edible from a seed can be gratifying.
  • If you’re up for a bit more of a challenge, consider adding a deck or porch to your home. They’re the perfect place to enjoy the weather without being exposed to the outside completely. Something covered and screened in will even keep the sun off your back and will keep the majority of the bugs away, which is always a plus.

As always, make sure that you consult a professional and have the proper paperwork completed before you start a big project on your property. If you need a referral for a professional to help with a project you’re considering, ask us! At Vargas and Vargas Insurance, we work with many Massachusetts professionals, and we would be happy to give you a referral!

Update Your Home Insurance

Last, but certainly not least, take this opportunity to have a Massachusetts home insurance professional review and update your home insurance policy. Some of these improvements (like the patio and pool) will add value to your home, so your insurance will need to be updated to reflect that. A review doesn’t take long – just call 617-298-0655 to speak to a Vargas and Vargas Insurance representative.
